Tract 1 totals 77 acres more or less and is located northwest of the intersection of 12th Rd. and Emmer Rd. which is seven miles due north of Gridley and seven miles due west of Burlington. This parcel is a mix of expired CRP on the south end, hardwoods and conifers in the middle portion with the balance in mixed grass pasture. The former CRP portion totals approximately 33 acres and is mostly a mixture of native grass and brush, creating excellent bedding areas for the resident Whitetails and good quail habitat as well. Moving northward you will find the bordering timbered area that exhibits heavy deer sign and beyond that, there’s a transition uphill to mostly native grass pasture.   Tract 2 totals 77 acres more or less and is located northeast of the intersection of 12th Rd. and Dobbin Rd. which is eight miles due west of Burlington. This tract is geared towards the beef producer who wants to add some good native grass pasture to their land holdings or as a homesite for those wanting to build their rural home. The author is very familiar with this property as I drove by it twice a day for many years and it's been a tremendous pleasure to observe the stewardship it has received. The Isch Brothers have done a tremendous job managing the native grasses that inhabit this pasture by employing responsible grazing rates and applying necessary treatment to control weed pressure. The "Big 3" native grasses of Big Bluestem, Indiangrass and Switchgrass make up the majority of this pasture with the first two dominating this particular plant community with a minority presence of Switchgrass. The boundary fences are barbed wire with the north fence being mostly four strand rated adequate, the east fence being mostly five strand rated good, the south fence being four strand rated adequate and the majority of the west fence being five strand rated excellent with a short stretch being four strand rated good. For livestock water, there is one large pond located near the east boundary and another pond in the south-central portion.
