This is a high-quality auction of Osage County real estate in an area where offerings of this size rarely come to the public market. If you are wanting to add acreage to your ag operation or land holdings, you’ll want to move these tracts to the top of your list to look at. These properties have been in the same hands for decades and it may be decades before they change hands again! Tract 2 totals 160 acres more or less and is situated southwest of the intersection of Crawford Rd. and 253rd St. directly adjoining Tract 1 of this auction. This parcel is more diversified and will appeal to the combination ag operators who produce both grain and beef. The western portion is primarily native grass pasture with approximately 94 acres being fenced. Perimeter fencing of the pastured area are mostly barbed wire with a small amount of woven wire as well. The west fence is mostly 5 strand rated adequate, the south fence is mostly 5 strand rated good, the north fence is a mix of barbed and woven wire rated adequate and the east fence that separates the pasture from the cropland is mostly 5 strand rated good. There’s a good base of robust and resilient native grass inhabiting the pasture with the main varieties being Big Bluestem and Indiangrass with a substantial compliment of high-protein forbs. These are the grasses that will continue to put the lbs on your cattle during the heat of summer when tame grass varieties falter. Livestock water is provided by both a pond on the western half of this tract and draw on the east side typically containing multiple pools in years with normal precipitation. The cropland portion is on east side of the property and contains 65.01 acres according to FSA records. Upon a review of the soil map, you’ll find the overwhelming majority of the soil types in the tillable area are the good upland varieties of Kenoma silt loam and Woodson silt loam. The cropland portion has very little waste with just one small waterway on the south end. This tract is terraced with good drainage to the pasture on the west and the County road ditch on the east. You can find copies of the FSA info and soil maps within the “Related Documents” section of this listing on our website. This Tract is being offered both as an individual tract and in combination with the adjoining Tract 1 to the north with the combination being Tract 3. We will total the high bid of Tracts 1 and 2, add a $50,000.00 escalator and this is where the bidding will begin for Tract 3.
